Estimator

Commonwealth Building, Inc. has an outstanding opportunity for an experienced Construction Estimator to join our team in Rockland, Massachusetts. The Construction Estimator will play an integral role in our estimating and preconstruction efforts and will be responsible for developing accurate, comprehensive, and competitive estimates for a variety of commercial construction projects.

We are a Commercial General Contracting and Construction Management firm serving clients throughout New England. Our work includes ground-up construction, tenant improvements, and renovations across the retail, restaurant, corporate, and commercial market sectors.

Primary Duties

Pre-Construction & Estimating

  • Thoroughly review construction drawings, specifications, bid documents, addenda, and other project information to develop a complete understanding of the project requirements.
  • Review project documents to identify scope requirements, constructability concerns, logistics, sequencing, scheduling considerations, and potential project risks.
  • Prepare detailed conceptual budgets, preliminary estimates, and hard-bid estimates based on the available construction documents.
  • Perform detailed quantity takeoffs and develop comprehensive scopes of work for each applicable trade.
  • Identify potential scope gaps and ensure that all required work is accounted for within the estimate.
  • Review project requirements and develop an overall estimating strategy based on project scope, schedule, complexity, and bid requirements.
  • Evaluate project documents for potential alternates, allowances, qualifications, and exclusions that should be incorporated into the final proposal.
  • Maintain accurate estimating information and historical cost data to assist with future budgeting and bidding efforts.
  • Work closely with company leadership and project teams throughout the preconstruction and estimating process.

Subcontractor & Vendor Management

  • Solicit pricing from qualified subcontractors and vendors for all applicable scopes of work.
  • Develop and maintain strong relationships with subcontractors, vendors, design professionals, and other industry partners.
  • Review subcontractor and vendor proposals for completeness and compliance with the bid documents.
  • Level subcontractor and vendor proposals to ensure accurate scope comparisons and complete trade coverage.
  • Identify scope gaps, overlaps, exclusions, and qualifications within subcontractor proposals.
  • Communicate with subcontractors and vendors throughout the bidding process to clarify scope, pricing, schedule, and project requirements.
  • Work to ensure adequate subcontractor participation and competitive coverage for each trade.
  • Assist in identifying qualified subcontractors and vendors for future bidding opportunities.

Bid Preparation & Proposal Development

  • Compile subcontractor pricing, material costs, labor requirements, general conditions, allowances, and other project costs into a complete estimate.
  • Prepare comprehensive client proposals that clearly communicate the project scope, pricing, alternates, allowances, qualifications, and exclusions.
  • Review estimates for accuracy, completeness, and consistency prior to final submission.
  • Participate in internal bid review meetings with company leadership and project team members.
  • Present estimates, budgets, and proposals to company leadership and clients as needed.
  • Assist with bid clarifications and revisions as required throughout the bidding and negotiation process.
  • Maintain organized and complete estimating documentation for each project.

Project Award & Turnover

  • Participate in project turnover meetings with Project Managers and Superintendents following project award.
  • Provide the project team with a complete understanding of the estimate, including subcontractor coverage, scopes of work, allowances, alternates, qualifications, exclusions, and other key assumptions.
  • Ensure estimating and bid documentation is organized and available to the project team for use during construction.
  • Communicate potential project risks, scope considerations, and other important information identified during the estimating process.
  • Work collaboratively with the operations team to support a smooth transition from preconstruction into construction.
  • Use completed project information and historical cost data to help improve the accuracy and efficiency of future estimates.

Qualifications

  • Commercial construction estimating experience with a General Contractor or Construction Management firm.
  • Strong understanding of construction drawings, specifications, scopes of work, subcontractor pricing, and overall project costs.
  • Experience preparing conceptual budgets, detailed estimates, takeoffs, and hard-bid proposals.
  • Ability to read and interpret construction documents and identify potential scope gaps and constructability concerns.
  • Ability to effectively solicit, review, compare, and level subcontractor and vendor proposals.
  • Ability to manage multiple estimates, priorities, and deadlines in a fast-paced environment.
  • Strong analytical, organizational, and problem-solving skills.
  • Excellent written and verbal communication skills.
  • Strong interpersonal skills with the ability to build and maintain relationships with subcontractors, vendors, clients, design professionals, and internal project teams.
  • Self-motivated, detail-oriented, and committed to producing accurate and high-quality work.
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred, or equivalent construction industry experience.
